At Walters & Co Realty we recognise not all Landlords need a full End-to-End Property Management service.
Read on to see some of the services we can provide to private Landlords.


  • Package #1 - Marketing & Leasing

    This package is perfect for Landlords who want to handle the Tenancy privately but need assistance to find a Tenant and get the Tenancy started.
    This involves:

    • Arranging professional photography and producing a video tour to accompany your advert.

    • Writing your advertisement to highlight the features of your property, publishing to popular portals such as realestate.com.au.

    • Conducting public and/or ‘by appointment’ home opens to allow prospective tenants to determine if your property is right for them.

    • Processing applications from prospective tenants & helping you choose which application to proceed with.

    • Preparing a lease agreement, taking into consideration any special requests by the tenant (that you have approved) and any special conditions that need to be imposed on the contract.

    • Collect a bond and lodge with the Bond Administrator (then transferred to you to manage).

    • Produce a Property Condition Report (and Inventory Report if required) in preparation for your new tenant moving in.

    • Key hand over meeting with the Tenant.

  • Package #2 - Tenancy Setup

    This package is designed for Landlords who have sourced their own Tenant and would like assistance with setting up the Tenancy.
    This involves:

    • Preparing a lease agreement, taking into consideration any special requests by the tenant (that you have approved) and any special conditions that need to be imposed on the contract.

    • Collect a bond and lodge with the Bond Administrator (then transferred to you to manage).

    • Produce a Property Condition Report (and Inventory Report if required) in preparation for your new tenant moving in.

    • Key hand over meeting with the Tenant.

    Cost: POA

  • Package #3 - Routine Inspections

    This package is designed for Landlords who may be too busy to conduct regular inspections or prefer an unbiased party to conduct on their behalf.
    This includes:

    • Arrange a suitable time with your Tenant as per requirements under the Residential Tenancies Act 1987.

    • Collecting a set of keys from your residence (within 5km radius of our office) if your Tenant is unable to be home and return to you within 3 business days.

    • Conduct a thorough inspection, taking into account any fair wear and tear, damage, maintenance and Tenant requests.

    • Provide a report of the inspection including photographs to you within 7 days.

    Cost: $99 per inspection inc GST
    Additional fees apply for collection & return of keys more than 5km from our office.

  • Package #4 - Vacating

    This package is designed for Landlords who would prefer a third party assist with wrapping up the Tenancy.
    This involves:

    • Conduct a final bond inspection using the Property Condition Report (PCR) and Inventory (if furnished).

    • Provide a copy of the final bond inspection to both parties.

    • Assist with obtaining quotes for any necessary repairs as agreed upon by both parties.

    Note we can only provide this service where a PCR has been produced as per the Residential Tenancies Act 1987. PCR must be signed & dated by all parties.

    Cost: $110 per hour inc GST
