Compliance resources for landlords.
In Western Australia, the Residential Tenancies Act requires Lessors to comply with building, health and safety requirements under any written law insofar as they apply to the premises. It is important to understand what your obligations are to ensure your property remains compliant and safe at all times.
As your Agent, we will conduct checks at various points during each tenancy to confirm compliance. Some checks need to be conducted by qualified contractors which we will arrange on your behalf.
Below are the major areas of compliance with some additional resources.

Blinds & Curtain Cords
Unsecured control cords from blinds and curtains create a strangulation hazard for children. Cords need to be secured with a cleat or tension device.

Smoke Alarms & RCDs
All residential buildings are now required to have mains powered smoke alarms installed prior to sale or lease. Two Residual Current Devices (RCDs) are also required to be installed on the switchboard.

Swimming Pools & Spas
All private swimming pools and spas must have a compliant barrier restricting access if they can contain more than 300mm depth of water.

Minimum Security Requirements
All properties must have a minimum level of security as outlined by the Department of Mines, Industry Regulation and Safety. Specifically this relates to door and window locking devices and exterior lighting.

Securing Furniture
Lessor’s must provide permission for Tenants to anchor furniture to prevent toppling. For furnished properties, Landlords must anchor furniture prior to leasing.
