Rental Application Tips
WA is currently experiencing a housing crisis unlike anything seen in recent modern times. With a shortage of rental properties available each week, we receive hundreds of enquiries when a property is listed which can lead to huge influx of applications.
It is important that you pay close attention to your rental application to make sure it has all of the necessary information available for processing when it is submitted.
Things to note:
Applications are generally processed in the order received and we accept applications prior to viewing for most properties.
We may not review applications until the first home open has been conducted.
If an application does not have sufficient information we may -
Contact the applicant to request further information and/or
Decline the application if we have a large volume of applicants who have supplied sufficient information.
Offering a higher rent than advertised does not increase the likelihood of an application being successful.
We may ask our landlord clients to shortlist applicants if a high volume of applications are received. This allows us to reduce waiting times for prospective applicants who are not successful.
We hope you find the below tips useful for your application

#1 Include the details for all occupants
Every person over the age of 18 must complete the application in full.
Only children should be listed as dependents. If you list a spouse as a dependent, we pause processing your application until they have provided their details.

#2 Supply correct Identity Documents
ID must be suppled for all applicants.
The best combination of ID is a drivers license (or state issued photo card) plus a medicare card.
If supplying a Driver’s License, make sure you capture both front and back.
Please do not send a photo of your bank/credit card.

#3 Check your Income Evidence
Check that your income evidence is recent. This is particularly important if you have been applying for properties for a while.
Payslips and/or a Centrelink Income Statement should be no more than 1 month old. A bank statement showing savings should be the most recently available copy.

#4 Contact your References
A lot of our reference checking is automated, meaning your referees will receive an email asking them to answer some questions about you.
It’s a good idea to check if your referee is happy to provide a reference before listing their details.

#5 Provide your Visa / VIVO Check
If you are in Australia on a Visa, please make sure that a copy is attached to your application.
This is not required for New Zealand citizens.

#6 Don't pay for optional extras
We do not require you to buy any ‘optional’ extras that our application service provider may offer.
An example of this are tenancy database checks. We will conduct these when a landlord has shortlisted an applicant.
